Thank you @Paul Sian and I agree the @Joe Fairless meetup is the best in Cincinnati.  

Personally I own 10 doors and feel over-communicating is the best thing to do during this challenging time.  With that said, all rent that is owed is current and I've even built better relationships because of it.  Think of it like this, you go to a restaurant and the kitchen totally messes up your order and not because of your waiter.  Now would you prefer your waiter to hide for an hour and not tell you what is going on or to tell you upfront so you can order another drink from the bar?  I've always preferred communicating and it has served me well so I hope this helps, Cheers, Garth

My Company has a rental property located in South Lebanon, Ohio. We really do not have many Buyers in this area. We are looking to find more Buyers this way.  We have had success in the Cincinnati/ Northern Kentucky markets with finding Buyers.  What is the best way to find new Buyers in smaller communities outside of major cities?

@Mike Charles I don't unfortunately but I learned a valuable lesson from Brandon Turner.  He advised that the best time to find someone is before you need them.  That covers all trades such as HVAC, Handyman etc but I've added an accountant to my list.  

With that said, good accountants are tough to find because I have a great one but he doesn't take on new clients. With that said, I'd reach out to your local REIA and ask other investors who they use and that may help you find a great local accountant.

Just because someone has a license doesn't mean they will represent their clients properly.  I agree you can become a wholesaler very easily but that doesn't mean you are a good one.  I personally think the same is true with other professions in real estate because you can get your real estate license in 3 weeks with much less effort than what I went through before I started my company, does that make sense?  I personally spent about 1000 hours educating myself before I quick my job and that was 2 years ago.  Unfortunately, in real estate, there are a lot more bad actors, not just wholesalers.  Heck, you can find 30 realtors that would list a house for 130k, knowing it would never sell because its only worth100k but they get their sign in the yard.  Does that help the seller?  

As for your second point, that situation doesn't exist but I have on many occasions given more than what I have on my contract because it was the right thing to do.  When I'm sitting across from someone I know I'm better at negotiating, I don't take advantage of that.  I give as much as I can give while making a profit.  And regarding how much that is, finding houses in this market is really, really hard.  I spend about 10k/month and since I'm a company, I'd like to make a profit.  When I started and had very low costs, I could do deals for 3-5k, now I don't even go after those as my company would go out of business if I did.  All too often non-wholesalers think what we do it easy but if you do it the right way, it's not, just like any other profession.
