Just because someone has a license doesn't mean they will represent their clients properly. I agree you can become a wholesaler very easily but that doesn't mean you are a good one. I personally think the same is true with other professions in real estate because you can get your real estate license in 3 weeks with much less effort than what I went through before I started my company, does that make sense? I personally spent about 1000 hours educating myself before I quick my job and that was 2 years ago. Unfortunately, in real estate, there are a lot more bad actors, not just wholesalers. Heck, you can find 30 realtors that would list a house for 130k, knowing it would never sell because its only worth100k but they get their sign in the yard. Does that help the seller?
As for your second point, that situation doesn't exist but I have on many occasions given more than what I have on my contract because it was the right thing to do. When I'm sitting across from someone I know I'm better at negotiating, I don't take advantage of that. I give as much as I can give while making a profit. And regarding how much that is, finding houses in this market is really, really hard. I spend about 10k/month and since I'm a company, I'd like to make a profit. When I started and had very low costs, I could do deals for 3-5k, now I don't even go after those as my company would go out of business if I did. All too often non-wholesalers think what we do it easy but if you do it the right way, it's not, just like any other profession.
