How to Wholesale with a realtor???

Hi, I have just started wholesaling, I am very early in the game. But I have been talking with an Absentee owner, he has been a landlord for 10 years with same tenant. That tenant no longer lives there and he wants to sell the property. So the seller has the house on the market and has a realtor. Is it too late to make the wholesale deal? If not how can I still close out on this deal with the realtor involved ? Any feedback will be appreciated, Thank you.

One of the best questions to ask any seller you speak with is, "is your house listed with a real estate professional?"  If the answer is yes you say "Great, I wish you the best of luck but I only buy off-market property"  If they pursue you say something like what Jorge De Jesus said above.  Two things here, first you never want to screw up a deal that is listed with a realtor and second, what value can you bring your buyers if the deal is already listed.  My general rule of thumb is I stay away from these, spend your time looking for another deal.  I hope this helps and best of luck to you in your new company, Cheers, Garth
