When you look up owner info and find two names, who do you address your mailing to?  Do you pick one at random?  When a husband and wife, do you address one or the other (I wonder if men or women are more likely to open mail from strangers)?  Do you address it to both (Mr and Mrs Smith)?

How would anyone know that you are using google voice?  I use it and when someone calls the number it rings to my cell phone and on the rare occasion I don't answer the caller gets my voicemail.

I have used google voice for a while.  I don't have a dedicated extension at work so I give out my google number.  I plan to use google voice for all real estate related business too.  I love the fact that I can get calls directly to my cell phone without giving out my personal number.  With google voice I can "turn off" calls (I don't want work calls at 7pm or on Saturdays!).  I don't see anything wrong with it.

@Daniel Jimenez perhaps you need to evaluate who you're contacting.  Make sure you are reaching out to people that are most likely interested in your services.

Maybe also revamp your letters.  If you're writing them yourself, make sure the letters are 1) getting opened 2) eye catching and attention holding and 3) encourage contact

I'm going to jump into this old thread too. I am also curious about the ethics of an investor and especially a wholesaler giving the impression that they are just a couple or family looking for a home

I am getting ready to mail out my first round of yellow letters. My format is:

Dear [owner name],

My name is Adrienne. If you are interested in selling your house at [address], I would like to buy it.

I can pay CASH and close fast! Call me at [my number]

If you wait until the day of the close to assign the contract to the buyer, yes you open up the potential for the buyer to back out and you be stuck "holding the bag".  Then you'd have to close on the house yourself.

I mean technically yeah you could back out with a "weasel clause" but you don't want to build a reputation for not keeping your word.

From what I understand, there are two completely different situations in your scenario.

In a double close, you ARE buying the seller's house, then turning right back around and reselling it to another buyer. So once YOU close the seller is done, you own the house. There's no backing out of that so if your buyer falls through you either have to find another buyer or keep the house.

Assigning a contract is different. You enter into the contract with the buyer, then sell the contract (not the house, since you don't own the house at this point). Once you assign the contract you are out of the loop. It's up to the end buyer to close.

Thank you very much Brian for helping to clarify that for me!  I will of course seek legal counsel before taking action, but it's nice to at least have an understanding of what I'm trying to do!

I have been researching REI for about a year and joined BP about a week ago, and I feel like I have learned more in the last week than I did the whole year previous.
