 That's my issue, and why I'm asking here. I have read the State of North Carolina Regulations for Manufactured Homes. The relevant sections are surprisingly vague. I've called the county inspector and left voicemail, sent email... No response. I can't seem to get clear answers for the specific questions I have. For example, for electrical... Do I need to get a permit before I trench? Am I required to pull the cable through conduit for the entire span between the meter riser and panel riser? Will I need to leave the trench open until it's inspected?

Does anybody do their own (electrical/water/sewer) hookups? How do you find the requirements to ensure they're properly done and will pass inspection?

I will (hopefully if it works out) be coming into a bit of land soon. I'd like to put a tiny home on the property as a weekend getaway, and would also use as a STR. This would just be a 400-600 sqft 1-2 bedroom with just enough amenities to be comfortable.

Is it generally more cost effective to build a tiny home? Like, purchase a large shed, wire and plumb it, finish and furnish it? Or is it better to buy prebuilt? 

There'd be no time constraint at all, so I don't care if it'd take a long time to build. But if it's not much of a savings I'd just as soon buy one and have everything done.

 What exactly was the point of this post? Who are you referring to when you say "you guys"? If you're interested in my personal goals or reasons I'd gladly tell you. But I'm sure you're not actually interested as much as you just want to give random unsolicited "advice". I'm asking a specific question for a specific reason. Do you have an answer?

Mobile home flippers: Do you have a dealer's license? If so, did you have to establish a physical dealership/lot/office location? Do you get any kinds of benefits from being a licensed dealer?

Mobile homes fit the demographic pretty well, there is half a dozen mobile home dealerships a short distance away.  This may not be a great indicator as I first thought  

I am about 100 miles east of Houston. 

I’d be happy to share my spreadsheet if you’d like to glance at it. It’s pretty detailed and versatile and may be a useful tool for you if nothing else.

Did you end up progressing with this? I have toyed with the idea of building a smallish mobile home park with most if not all tenant-owned homes, but everyone always says buying existing is better than building new. I'd love to see what you've come up with in your research.

Title pretty much says it all. I'm interested in potentially buying some property "out in the county" outside of city limits. How exactly would I go about searching for this? (I think there's a word for what I'm looking for but I can't seem to bring it to mind.)

Could you perhaps install motion activated lights that turn off with a timer? That way there's no thinking or action involved, the lights will only be on when someone's active in the room.

Perhaps look into hard money lenders. You could get a loan that covers most of the purchase price and rehab costs (usually 60-75% LTV). You're most likely not going to be able to find a traditional mortgage at $40k.
