You're buying 260 lists, or 260 leads?

If it's 260 leads, as in 260 names on one list, you can do it either way.  I handwrite all of my letters, in red pen on yellow paper.  I can write about 30 a day easily just in an hour or two after work, more on weekends.  If you go at this rate you can get through the list in a week.

If you want them to all go out at the same time, or if you don't feel like doing all that writing, print them.

Or if you really don't care and are just trying to figure out which works better, go half and half and see which method gets you the most calls!

I am right there with ya @Zachary Berwaldt! I too have been interested in REI for many years. Finding BP not only gave me more education and contacts than in the 10 years prior, but also has given me the motivation to get started.

I don't think it's legal to seal bedroom windows...and if it is it certainly isn't safe.

I would definitely just replace them.

You can go to a local real estate agent or attorney and get a wholesale-friendly contract. Do that before you find a seller so you already have it and can put in an offer in the moment.

There are contract templates here on BP too that toy can edit for your needs and have looked over by an attorney.

I am going to be meeting with a potential seller tomorrow. He completely renovated the house so basically it can just be bought and resold.

From what I can figure fair market value is about $175k. I plan to wholesale it. How do I determine a fair offer?

I know the primary key to success with direct mail is persistence, but just out of curiosity, does anyone find there is a "better time" for it?  Maybe you get more calls when you drop your mail on Monday, than you do when you drop on Wednesday?  Maybe people are more receptive towards the end of the month than at the beginning?  Maybe you close more deals in the fall than in the spring? etc  And do you get better response rate if you mail every 2, 4, 6, 8 weeks?

I would strongly suggest calling a real estate attorney ASAP!
