Just search for "purchase contact" and "assignment contract" in the BP search bar. You don't have to buy anything. Edit them to suit your specific needs and have an attorney go over them.

I found house that has definite potential, but when I looked it up on the county tax assessors site it says it's owned by "John Smith Family Trust" (not person's actual name).

What exactly does this mean (I'm assuming "John" died and the house is now owned by the  trust, but who specifically do I contact) and how would  this affect my buying it?

I like that it's very matter of fact and informative.  It also looks very professional.

The main issue that strikes me is that it seems wordy.  I'm not saying you have to take out anything persay, but it just feels like a long time before you get to the "meat and potatoes" of the letter.  When I open mail from strangers I tend to toss anything that doesn't grab me in the first few sentences.  Maybe try rearranging or rewording so that the ideas of "I can pay cash" and "as is, no cost to you" are right at the top.

And of course, emphasize the important parts!  Underline, use all caps, circle, etc buzz words like CASH and NO COST and FAST.

You could try your hand at it yourself with RoomSketcher or the like if you have a design in mind and just need the tools to bring it to life.  Or if you want to farm it out entirely you can always go to fiverr or other freelance sites and find someone to help.  They'd only expect to do this one thing, so if you aren't crazy about them or their work you don't have any kind of long term commitment to them.

You can search here on BP and on Google for contracts, edit them out use them as templates and rewrite them to fit your needs.

Then of course to avoid legal issues have an attorney go over your contact.
