Mailing to Empty Nesters

Hello, I am planning to do a direct mailing to Empty Nesters in the Southern CA area, specifically in the San Fernando. I have a ginormous list of addresses with very minimal budget. If you have had any kind of success sending direct mails, please share. Thank you in advance.

I mailed a small test list to a similar group and had a good response (i.e. I closed 2 deals but response rate overall was pretty low). I selected single individuals over 65yrs old who lived in house over 10yrs and had 40% or greater equity. I tried this list to target people down sizing and dying. My closed deals are from folks who died after they got a letter. The family saw the letter and called. I am now expanding this test list county wide. It's a beauty.
