Jobin,

I normally organize one every last Thursday of the month. You can find it in the "Houston Event" Section.

Frankie

Driving for Dollar is great. You can use "DealMachine" to skip trace sellers and send them mails.

Goodluck.

@Shane Burnett I live in Spring, Texas and I can recommend some lenders to you.

Send me a DM so I can share their contact with you.

You are on the right track.

Interview a bunch of them and fire your questions at them.

Know what you want and what your long and short goals are.

@Cortney Arenstein

Thank you for starting this. This is a very huge debate and a big issue in the wholesaling space.

A lot of wholesalers are untrained and trying to make quick cash from uninformed/uneducated/lazy new investors.

Also because of the current market situation of VERY LOW INVENTORY, I have received inquiries from wholesalers to help them list their Wholesale Deals on MLS because they want to maximize their profit as MLS will increase their buyer poll.

 At the end of the day, Buyers need a solid education in order to get great wholesale deals.

I have seen many new flippers people overpaying for wholesale deals (acquired from these so call wholesale companies) and eventually could not sell the house after the rehab because nobody will buy at their asking price.

@Ola Dantis and @Steve Rozenberg also made valid points. There are good wholesalers out there, buyer just have to go through a lot of them before finding the good ones.

@Jobin V. Go join few local Real Estate Investment Groups and start engaging the guys that post their deals there. Those are real wholesalers.

Make sure they have it under contract in the name or company name and not a long chain of Joint Venturers.

@Ekikere Etokebe

50/50 is the most common structure. Send me a DM and I will recommend few Hard Money Lenders.
