I just bought a property last year.  $8m, $90k rent roll.   Paid $150k/door and it has almost $1,700 rents.  I'd say it's an A- area and a B+/A- building.

Bidding on a place now that's B- building in a B+ location.  Offering $105k/door, rents are almost $1,100

Just bought 30 patio homes for about $240k/each.  Even they almost hit 1% as they rent for about $2,200/each

There are 1% deals all over in good areas IMO (all the above are in Houston).  You just have to be selective.  Maybe you can't do it on single family (though with those patio homes I came close) but you can on multifamily all day.  In fact there is zero chance I'd ever buy a non 1% multi.  I don't see how you'd make $

@Jeremy Staggers I will suggest you also contact TransAct Title - West Loop Location. 

I have used them to close 2 wholesale deals. The most important thing is to develop a long-lasting relationship with any great Wholesaler Friendly Title Company.

@Cienna Cantu what is your #1 goal? Wholesaling or Flipping??

I will suggest you keep it simple and focus on only one niche for your first 5 deals. 

Yes the Real Estate Market is currently hot in the most markets but there are still deals on MLS, you just have to know how to find them. Look for motivated sellers on MLS by partnering with an Investor-Agent.

@Kori Kelly There is really nothing wrong with this situation. Just do your due diligence, get a rockstar investor-agent to represent you in the transaction because that will protect your interest. 

Once you close on the property discuss the property management agreement with the PM and use the same PM if you are convinced, If not look for another PM.

Yes, If were in your shoe, I will tap into the equity in my primary residence via HELOC.

Yes, Out of State Investing is a great option for you since you live in Seattle (An expensive Market).
BRRRR is a great strategy, just make sure you have your SOLID CORE FOUR in place
Read @David Greene Book on Long-Distance Real Estate Investing and that your get you started.

Look for an ON-FIRE Real Estate Agent and the rest will be a breeze.

You do need to narrow down your search to your 2 top markets and go ALL-IN.
I will strongly suggest you focus on 1 niche for your first 1 year if you want to gather the momentum you need.

@Andrea Pagano Stop this limiting believe. Great Agents will hold your hands and guide you through your first buy and hold deal. I do this for ALL my new investors. Like @Bruce Lynn mentioned, Agents want someone that will close because they don't get paid until a transaction closed so make sure you have your finances in place before you start engaging Agents.

Bonus: Look for an ON-FIRE Agent.

O - Organize (The Investor-Agent must be well-organized)

N - Network (The Investor-Agent must be well network with other Real Estate professionals like Lenders, Appraisers, Property Managers, Inspectors, Insurance Agent, Contractors, etc)

F - Focus (The Investor-Agent MUST Focus on YOU)

I - Investor/Investment-Savvy (MUST be INVESTMENT SAVVY)

R - Responsive (Must Be responsive and answer your call/text)

E - Experience (Must be an investor or have experience working with investors)

@Luca Giani KvCore and Opcity are not the same thing. 

It allows you to create Listing Sign Riders, create squeeze pages, landing pages, and FB Marketplace Posts. 

You can also auto-post to social media. It also has the capacity to do some auto follow-up with your leads via some auto campaigns.
