COVID is a big factor. We hope the vaccine will be readily available for all by mid 2021.

This I believe should mitigate the continuous impact on the economy.

@Dan Bass Great to read your opinion. 

The 1031 Exchange is a big one and I hope he re-think in plan on that one. 

The Senate definitely has a role to play. 

I will just keep my fingers crossed and see how it all plays out in the next few months

@Hayden Wright I am not a CPA but I will suggest you establish a solid 401k/Roth IRA account since you just graduated in May 2020.

You probably don't have enough savings, I will suggest you actively increase your knowledge of Real Estate Investing for the next 4-6 months then take action after then. 

That will allow you to have enough money to invest while also building your 401k/Roth IRA account.

Investopedia (usually unbiased blogs) and few YouTube Channels is enough to help you conclude on which market to invest in. 

As an immigrant myself, I can completely understand a few things that are running through your mind and that is why I am not recommending any market for you

Focus on the top 5 economic factors like:

1. A stable and diversified economy

2. Job Growth

3. Population Growth

4. Housing Shortage

5. Cash-Flow Vs Appreciation

 Great point my friend. I guess time will tell. Of course, I am not slowing down at all. I have just seen some people that have been using this as a flimsy excuse not to start investing in Real Estate. 

They keep saying AFTER ELECTION I WILL START.
