You guys need a mentor or an experience wholesaler as a partner. 

Contract template is one of the first thing you should already have before you even start talking to seller. 

There is a lot of templates online you can also go to some top wholesalers YouTube Channels, they have templates for you to download for free.

@Adam Nafaa You have received great suggestions here already. 

I will recommend you tag along with only 2 partners if possible (the smaller the partner the better), one that have the money and the other have one that have the experience.

It looks like you have a solid deal at hand. Do all you can to close on it.

I love the Buy & Hold mindset...Congratulations in advance because I trust that you will figure it out by leveraging on partners.

Interview your top 5 prefered brokers and go with the one that will add more values to you and help you grow. Most brokerages have similar business model.

I will suggest you get the David Greene SOLD book once you pass your exam.
