is listsource a good way to get a lead on absentee owners?

than do i just send them all a letter hoping one of them will call me back?

I am assuming you are attempting to wholesale, if so a great place to start is by listening to podcasts 12, 18, 21, 22, 27, 31, 37, 42 and 67. I am sure I am missing some, but all of these have great content on the topic of wholesale. As far as listsource they seem to have up to date records for the most part. Hope that helps! @Account Closed 

Listsource is a great resource for absentee lists. 

When you pull your list use this criteria,

Under Geography pick city state and then use dropdown to find Boston

Then under Property choose bedrooms 

then  insert 1-3

now pick Last market sales date and change dates to 1900 - 2010

now pick Equity % and choose 30% thru 100%

Now pick Property Type and select SFR

now google Median Sales price for Boston ( or the city you want) and pick Trulia from the results

Now go back to listsource and choose total assessed value and insert 1 to 357000

Now choose options and check on Absentee Owners and check on exclude Trust Owned properties

now go to Purchase list and check on Remove Duplicates and youre done..

Maybe I am missing something? 

But why are you selecting 1-  357,000 for assessed value. Looking at the Screenshot the all properties (5 year prior) section the numbers say 360,000. Can anyone explain this to me in further detail on why 1-357,000 is selected in listsource rather than 1-360,000.

add 1-2-3 bedroom median prices divid by three.

The list described above provides just one result...I've had issues like this where I've tried to pull a list from listsource and it returns an extremely low number or zero, and I live in a town of about 35,000 people.

I would think we need at least a couple hundred to start marketing to, right?

Hi Derrick, 

I was trying to pull age 65+ absentee owners.  I think Listsource did not have many ages in its database so I was getting a real low count.  I had to play with it to figure out that Age was the parameter - if I took off the age parameter I was getting lots and lots of results - was really hoping to only target 65+ but....  Just look as the count goes up or down.  I would guess Listsource has different ways of getting its data depending on where you live and what is available.

Have all the stuff to send 100 - envelopes/paper/stamps

Screwed up when I bought my list.  Didn't check the absentee owner box DOH.  So now I have a 65+ list.  Deciding whether to mail the 65+ or spend another $50 to get the absentee.  Although thinking absentee gets alot of mailings so maybe 65+ dunno - one of my investor buddy gets them all the time - he says they are a pain.  Basically doing the paralysis analysis thing right now.

I was told to use listgiant and it cost 2-3 hundred for a list. So do you guys suggest listsource instead?

This will be my first list purchase do you buy them monthly?

@Erique Gibbs Since your in CA.... don't even play around with list source.  Check out property radar.  It is too good of a product to keep a secret.  I don't wholesale but I invest around Fresno.
