@Bryan C. I could go on a tangent but I won't. I have troops that have pay issues all the time. I am even owed some back pay because "paperwork gets misrouted" whatever that means. It turns out to be a huge distractor.

@Bryan C. you are 100% correct and I hope my post did not come across as hostile. I just wanted the original poster to realize the situation may not be as rosy as many think for military members. I think there are many who believe the military pay system is without flaws...no such thing as a garaunteed pay check.

 Not everyone gets paid twice a month, in fact most military members live pay check to paycheck. The tenant may not have any cash reserve to pay early, he also may want to make sure that his pay actually hits his account before the allotment goes out. Military pay can and does get messed up. Also set up an allotment through my pay? I have NEVER had one go through correctly in the 24 plus years I have been in. I would NEVER leave anything up to DFAS especially when it comes to paying rent.

you can always send a certified letter informing them that you are coming for the inspection, then show up when you say you will.

I am military as well and if he has one of the same federal credit unions then there is not much that can be done. I have seen these issues with other people paying me from credit unions and the payment comes but not as fast as I would like. I guess you could look at it the way other places do, if it is postmarked by the due date then it is ok.

@Michael Patterson can you give me an idea about how much you low balled and what your closing costs looked like? Since it was a va repo did you buy from the va directly or did you buy from the bank? Were you able to negotiate on the closing costs? I have heard that with these repos the bank is usually willing to help out with closing costs and such, did you find this to be true?

@Stephanie H. That would be the condition of the home when you purchase it. If I were going to make repairs then the cost to repair after I was done would be $0 per square foot because I would have fixed everything. 

I would also add that a full gut job would likely be higher than those estimates because there would be more being replaced compared to just a renovation where I would try to use as much of the existing as possible and try to salvage as much as possible to save costs.

@Jay H. If you would not mind I would like to know your secret as well. I have been put off by hubzu because I think some of the fees are a bit ridiculous.
