@Milind Shastri Hey, this has been so long ago I don't think I took on the deal. What I will say that I have sold at least one burn out in a fairly good neighborhood (stricly wholesale) and it was profitable for me. I'd imaging the rehab would be more than just a cosmetic flip in this case since it was in a fairly nice neighborhood with an ARV of over 125k

I'm a wholesaler down here in Jax, there are many areas to buy in, and one street could be great and the next could be a warzone. If you would, could you share, what your ideal SFH would be, what are you looking to make on it?

I have included some of the better zip codes:

32256,32221,32210,32218,32207,32258,32246,32244. These are pretty decent areas.

Hello! I have a 2/1 Wood Frame SFH house that is near rent ready (have to remove the previous tenants belongings) available for only 23k!

Rent for the area is $650 per month

One door will need to be replaced and possibly some sticky tile in the kitchen
