I'm traveling next 10 days.  Got a raccoon /animal dead in attic tight space. 

Renters are saying hallway stink. 

Im not sure who to cal or what to do. 

Any constructive advice appreciated grrr.

 that was the 2nd video of his i watched.  I've got a grinder but didn't realize how powerful it is. 

i watched a video from another guy.  he basically said you can build about anything with a cordless drill & circular saw.

then I watched couple safety videos on circular saw.  Which I should have watched awhile back.  luckily still have all my fingers. 

Yeah I like his sense of humor.

Work on evicting her

I probably would ignore as long as she paid me rent.  (although I'd make sure my insurance was paid up).  Others will most likely say evict her for sure because you have a liability.  to me this depends on your risk tolerance & how proactive you want to be.

If the police are researching, my 1st thought is hopefully they'll crack down on her, but I'm not sure if you have any ownership of tge problem.  If you can figure out who is investigating, an anonymous call to them might be worth a try. 

After more thought, I'd address it.  mainly cause of the Covid risk.  What happens if one of the kids gets Covid in your unit?  What happens if one of the kids transmits it to a high risk person.

To cover my backside I'd probably have an attorney send a warning letter.  So I'd probably pony up for an attorney. Money & stress no fun.

It even says the "Public" search is free.  This county only has records from 1987 to current available online...it tells you that in the margin.

To your question, no, you don't go to the courthouse. It's online. Please spend some time exploring what is available online (everything is) and where to get it.  You should know this...get curious, learn what information is available online (EVERYTHING is), learn/know your business.  Winging it is what unsuccessful people do.  Hold yourself to a higher standard. 

Well just called Peoria county courthouse, & asked a person multiple times & different ways.  I tried to get her to verify with another person, but she said she knew for sure.  She said i can't get mortgage info at all.  All, I can get is what they paid for the property. 

It's been alot of years, but years ago, a county over I could get mortgage info.  But, not sure if that information is online or not.

If OP is cold calling a bunch of people, (not sure his process), spending too much time researching may waste alot of time.

It's a lesson I'm still learning, and still fail at...because it's a lot of thinking on your feet until you'v edeveloped a good enough script. 


But sellers don't want a 'nice, polite, 'I'll do anything, please sell me your house" person", they want someone who "respects them, emphasizes, but is confident in themselves." People trust confidence, not politeness.

Know your business better and you'll be amazed at how it comes through during your cold calls.  

 Do you have to go to the court house to get mortgage info? 

I'm not for sure, but i think to get mortgage info i have to physically go to the court house to get it looked up.

My skill level with tools is improving, but not that good.  I've been buying all kinds of tools lately.  I bought my 1st small air compressor.  Does he have a video on how to fill up a bike tire!? lol jk sort of! 

My 1st thought was, well if I'm doing a French Drain, I'd search French Drain.   But I think I'm going to go through & watch all his videos.

I really liked the video I watched about fasteners.  I learned alot.  Stuff I probably should have known before some of the projects I've already done. 

Really like the logical presentation he used.
