- Cleaning service is one of the most important jobs on a airbnb. Make sure you have a backup plan (even if it eats all of your profits) in case your main person cant go.

- Superhost was the former name of Guesty. It was a bad choice since airbnb uses the word superhost for something else. 

- I hired a english teacher from Brazil to reply to my airbnb / schedule my cleaner. It works great, but I still need to do a weekly check to make sure everything gets done right.

And I am cleaning a 3 bed and they do the laundry.

130 is pricey. But DC is such a different job market.  I am in Philly and i pay 35, but it takes a lot of effort to find someone that cheap.

I've been to that auction several times. It is minutes from my house. I dont attend normally because it is on a wednesday, and that is a hard day for me. I could do it to help out. 

I've bought several sherriff sale houses before, but never in Gloucester County.

I somewhat agree. I do buy a lot of used furniture on craigslist, because there is a incredible second hand market for ikea stuff. 

But buying a bunch of mismatched furniture is bad. Furniture that looks good and good decor is key to get reservations. 

I dont just use ikea stuff, but I use a lot of it.

Is this real? 

"Naturally, with such a high percentage of tourists, Chicagoans are the seeing the fruits of their labors. The average Airbnb host in Chicago is making $8,300 per year from their listing by renting out their property 77 nights per year or 6 nights per month, on average. These numbers just represent hosts renting out their own homes while on vacation or renting one of their bedrooms."

That is an average of 108 dollars a night. That is pretty decent actually.

And I go weekly to DC, I am curious about Baltimore, but honestly it makes very little sense to invest away from home when I have a pretty good supply of deals here. I think Baltimore is like Philly, highly distressed but in a strategic location on the east coast. Property within Philly metro has gone up like crazy, and people with deeper roots in Philly are saying there is lots of money coming from NYC.

Access to MLS is more than just to sign up for listing notifications. I have MLS access and I still use redfin to browse the map and see what is going on in my neighborhood. It is fundamental for me to comp properties properly.

What I use MLS the most, and I find it mostly useful is to see information from expired, settled listings. That give you so much information when evaluating a purchase or trying to understand a person motivation to sell.

Another way to get access without being a licensed real estate sales person is to become a unlicensed assistant to someone that has a license.  But it is a major risk to have an assistant, because basically any error you make while assisting your sales person will be his responsibility. 

I would not expect your agent to let you have access to MLS being his assistant.

In Philly taxes are collected/withheld/remitted automatically. In Baltimore you have to do it on your own.
