Build up a buyers list..without a strong buyers list you can put something under contract and never get it off to the end buyer.Understand purchasing contracts ( as a wholesaler its extremely important to understand your contract especially the contingency for inspection period and the Ernest money associated)Develop how you are going to find your deals, are you going to focus on a mailer campaign or door knocking or generating phone numbers and cold calling?

@Bob McKee, All I know is that I moved from Stamford CT because while it had sailable water it was cold and you're further north even yet!!!  

I was told that the first 6-12 months mainly entails cold calling and prospecting from 9-5 with no money being made within that time period.

Also I've been connecting with other investors in the area and after cold calls I ask for referrals and now I have 3 people sending me properties from now on.

If you reach out to the owner, most use letters as it's less invasive than cold-calling or showing up at their front door.3.

The challenge there, is the time it takes for investors to cold call small banks.

Hi All, What would you estimate the gas (steam boiler system) & water charges to be for a 30 unit apartment building in a cold weather midwest state (Illinois, Michigan, Ohio, etc.)?

-electronic access, with you able to control remotely access (do you want to drive there in a cold, snowy night?)
