I’d be careful with outbound AI cold calling due to regulations.

We found it very successful to do direct marketing along with cold calling.  

The goal is to set appointments without using human labor and going all in on AI voice cold calling is not necessarily the best approach.

Since July Ive made nearly 13000, cold calls.

Look for motivated sellers off market and market via cold calling and or direct mail, geofencing, advertising and the like.A good wholesaler is as @Ericka Parrott mentioned, direct to seller, did good underwriting and can deliver an actual "Deal" whether buy and hold or flip. 

In Modesto it gets really hot during summer and pretty cold during winter.
