Do i keep renting and invest in rental property or buy a house first and save for the rental. i know zillow and remax are good places to look for houses. is there another website i could go to find great deal. i live in bucks county pennsylvania. can you guys give me some advice on how to start, and where in PA i can buy good rental or my first home. to be honest i only have 10k to start.thanks.

@George Messiha it sounds like you are just getting cold-calls from agents who want to make a few bucks... similar to yellow letters in the mail from wholesalers that see you own a property.

The other option is window units in the addition, which I don't prefer.Oh and I'm having to spend a few hundred bucks to add "attic access."  

Can't fault anyone trying to save a buck but this falls under the "get what you pay for" umbrella. 

I have started attending the local REI meetings in Seattle as well.At the end of this month I'll be postured to make my first deal as some private money is "maturing" in my account for a down payment with a conventional loan.

Jump in thinking you'll make a fast buck.

To me it is worth the couple hundred bucks a year to setup the llc and get a mailbox somewhere if you are really going to do it.  

With lending being difficult to get (but unfortunately getting easier again) that would be my cause for concern, not more mom and pops buying property to try and make a few bucks off of it

In the market for a multi family home in the bucks county / lower bucks county area and would love the chance to talk with a wholesaler.

As far as a pay structure, I'd construct it to be based upon the amount of work performed (10 comps equals five bucks, etc) and a fixed fee for number of qualified appointments set.Does anyone have experience utilizing a similar process?
