A frothy market?  An early warning sign of a Bubble?

An interesting article today on Bloomberg.

The crux of the argument is that "mom & pop" investors with less experience (speculators) are becoming a much higher percentage of auction & foreclosure transactions, with institutional investors ("smart money"?) increasingly moving to the sidelines as they are not finding properties/deals which meet their financial model hurdles.
