Savannah, Providence all along 380 I have noticed seems to alway have an inventory of rentals but are in a different school district as you might expect.I bet on Gunter, but I'm watching it carefully.  

I come from a family of construction, builders, and art and faux and i've watched them do some pretty amazing things.

In Colorado the only people that aren't issued at least 1 dog are the "cat ladies", so you cut your renter pool by about 75% if you do not allow a pet.

If they refuse, life will start to get tough for them - you might want to explain that the process is that the sheriff will show up, unannounced, and evict everyone and everything - and the neighbors will be watching - and they sure wouldn't want that to happen and neither would you...

One other thing to watch is setbacks on neighboring systems and property lines/structures.

I currently rent out 3 of the 4 rooms in my house, (it is not a duplex or triplex, so all under one roof) to 3 ladies to help cover mortgage, tax, insurance, etc.I am trying to figure out what is the best tax strategy for 2016/2017 for investors who have tenants living within their house.

To get the big picture view of investing and fixing houses all you have to do is to go on TV and watch all the Home Improvement shows and the Flip this House shows and the Decorating shows and the Real Estate Sale shows.

Every landlord should watch videos of destruction like this as a reminder that vacancy is better than accepting a bad tenant.
