I read a book (Invisible Deal) and it recommended only Working on manufactured/mobile homes that were 1985 or newer.

I have 20+ years experience in traditional (TV, radio, print) and digital (search, social, & display) advertising spanning several industries including retail, broadcast television, manufacturing, ag services, small business, and non-profits. 

Even with property management expect to do your due diligence, and give them instructions.  

Dear all, I would like to have the advice on a deal I came cross. it's a manufactured homes on permanent concrete foundation (for all exterior walls siting on concrete foundation), the home also on rectangular ‘chassis’ (metal frame). 

I'd recommend finding a cleaner with a better price and instructing your PM To hire them the next time.

@Jane S.Unless the seller has instructed the listing agent to NOT show them particular offers (like one that is more than X% less than the asking price, requires seller financing, has a home sale contingency, etc) that agent must present all offers to the seller promptly.I would start with a conversation with your broker and share your concerns. 

I’ve seen a few places on YouTube that give you step by step instructions on what to say and also have scripts offered.

I don't take phone calls anymore and feel if they can't or don't want to follow instructions they will not take care of my $250K house.  

So my suggestion would be to do what's necessary and stop the leak and protect the property and make the tenant happy until the owner gets back to handle the situation per his instructions. 

Talk to your County Clerks Office for specific instructions because that's where you'll be recording it.
