My experience with property management company

When I self manage my own property the repair are minimal, once turn over property management there is repairs from time to time and I don’t make much money. As well tenant turn over are higher because they increase more than when I self manage. And I have to pay $900 to $1500 each time to paint the wall on each vacancy etc etc

I have been with two different PM both coming from recomendation. I am wondering are PM all the same or do I miss anything?

Because eventually when I want to invest more on real estate I have to turn over full or partial to a good PM company

Seeking advice from those who had self managed and who had turn property to PM companies. Do you see any large difference? How do you find a good PM company?
