My experience with property management company

When I self manage my own property the repair are minimal, once turn over property management there is repairs from time to time and I don’t make much money. As well tenant turn over are higher because they increase more than when I self manage. And I have to pay $900 to $1500 each time to paint the wall on each vacancy etc etc

I have been with two different PM both coming from recomendation. I am wondering are PM all the same or do I miss anything?

Because eventually when I want to invest more on real estate I have to turn over full or partial to a good PM company

Seeking advice from those who had self managed and who had turn property to PM companies. Do you see any large difference? How do you find a good PM company?

Rodney nailed it.

Good property managers are just like good renters: you need to know what one looks like, screen multiple until you find one, and then monitor to keep them on track. If you just accept someone because they have low fees or a nice website, you're making a mistake.
