Since it's performing very well, it may end up causing a high tax bill at the end of the year since I will for sure be in the black on this deal, especially since it is owned free and clear.

We have not built our team yet so in AZ I take calls and in WA me and partner take calls.We do letters and postcards at this point....we hope to one day be doing the same and some web based marketing.Ultimately we are building to a team of a marketing person and 2 acquisition specialists plus me and my partner.

I'd go with what you have and at least bill that.There are good move in move out check sheet I'd check the web, some are more detailed than others.But basically you need to send that security deposit move out check sheet with costs of damages / cleaning / ect. to them by the deadline.

@ John Anderson - I have looked around three years ago and FCI (not perfect by any mean) is the only servicer has a web interface that allowing the lender and borrower login which is convenience for my borrower to check their account.
