Recovering Damages letter
My tenants who moved out last month left the place in rough condition. I'm just now finishing up getting the unit back to rentable condition. I wanted to send them a certified letter to their new home ,job and email me. Explaining to them the cost of the damages and giving them the option to start a payment plan and skip the embarrassment of being served by the sheriff at their jobs. If not I'll be taking them to small claims court to try and recover the $3500-$4000. Do any of you have a sample letter that you have used ? The husband works for a family owned company and I know does not want his boss to find out about the way they left the house.

@Christian Abella - Check your PM contract regarding your question. I would be surprised if your PM agreed to be responsible for any tenant damages. You may have recourse to the seller if you bought the property with the tenant in place and the seller represented the tenant as a good tenant. I suspect that will probably be a tough case to win.
