I agree with you that over the next few years the market here will not see any significant appreciation due to the supply glut, economic conditions and difficulty for people to obtain financing.Here are a couple examples of how you can recoup all or most of your initial investment, both do include forcing appreciation:If you do not have access to much capital, one option would be to find a motivated seller with an unfinished basement and obtain a purchase plus improvements mortgage.
