What is the correct way to start?

So I was a landlord in the past, I had some good experiences, some bad experiences, some great experiences, and some terrible experiences. All in all I enjoyed it, and I'm looking to start doing it again, but unfortunately the last time I didn't necessarily go through the proper channels which left me exposed to potential downfalls. I guess right now my biggest question what is the correct way to start a real estate company for reantals, holds, and flips? Any and all advice would be greatly appreciated. Thank you very much.
