Motivated Seller question
Hello BP family I’m a new wholesaler and I have a motivated seller that called me back from a letter that I sent out in the mail. He is a out of state owner and wants to sell his house that he has a mortgage for 221,000 it a 2 story 2 car garage 4 bedroom 2.5 bath single family home I pulled comps and the came back @ 270,000. How do I structure this deal help please.

@Sterling Cuffee From the info you gave this doesnt sound like a deal. If the mortgage is 221k and ARV is 270k thats kind of thin to start with. You havent even factored in repair cost, paying the seller some money or your wholesale fee. This might not be a deal.
