As a former investment/financial planner let me to make a simple analogy:  prior to retirement you want growth, appreciation, accumulation, etc.  

So I have been in search of a good planner/task manager for my phone.

The idea of Placemaking might be new or foreign to real estate investors but it's an old and obvious one to urban planners, law enforcement, and those interested in neighborhood restoration as an investment strategy.I think multifamily landlords that understood the concepts behind Placemaking could use the principles to make their common areas more benefitial/nicer.

Some things that have helped me include:- writing things down in a planner: I have tried electronic calendars and everything else but for me, nothing beats making to do lists in my planner- routines: try to set aside a time every day to focus your efforts.

I would not get an interior designer or planner unless it is a seriously high end flip because they will go over budget.

Greg to answer your question more specifically, there are financial planners not tied to a brokerage firm that could give you advice.

Invite CPAs and Financial Planners and Attorneys.You want the COIs (Centers of Influence) to refer their clients to you for finding and partnering, this meet up is not for finding private lenders directly.The touchdown for you is to get 1 or 2 of these professionals to allow you to do a presentation to THEIR clients in THEIR office.So I would get a lawyer and a title co to come in and network with these professionals.You are the organizer and the deal finder.See http://beta.biggerpockets.com/blogs/3/blog_posts/3...My blog post of what to say to new private lenders.Happy hunting for your private money!
