ARV is hard to estimate bc there arent too many comparable comps nearby because the house is the biggest one on the block.Got a 6br 4 ba home arv maybe between $1.7-1.9 million estimated rehab 150-200k.Im trying to come up with an accurate ARV and also trying to come up with a good offer thats considered a deal for investors.Also wondering if theres any tips anone has in negotiating the price down with seller.

We have an applicant who lived in another place nearby for 8 yrs and is looking because the property that he and his two teenage sons live in will be sold.  

I was thinking of buying the land and holding in to it for another 5-8 years and sees what happens to the development in the nearby area.
