Need Help evaluating a deal

Hi! Trying to evaluate a deal. ARV is hard to estimate bc there arent too many comparable comps nearby because the house is the biggest one on the block. Got a 6br 4 ba home arv maybe between $1.7-1.9 million estimated rehab 150-200k. Im trying to come up with an accurate ARV and also trying to come up with a good offer thats considered a deal for investors. Also wondering if theres any tips anone has in negotiating the price down with seller. Sellers definitely motivated and distressed but im trying to figure out how to make an offer without offending them. Anyone have a moment sometime soon to chat with me about it?
