Newbie thinking of buying land in the Delta area if NorCal

Hello fellow BPs! New to this and new to buying land property. I wanted to see what I should look for if I'm planning on buying land in the Delta area in NorCal. ( Hood, Iselton, etc.) Not sure what I want to do with it immediately, but it's zoned for residential. Maybe put a tiny house on it in the future? Any possible regulations on that? Any tips on what to look for and suggestions would be appreciated! Thanks

There's a lot going on in that short of a post you put up. I think my first question would be: what's you ultimate goal? Is this just vacant land that you've seen or do you know the person selling it? Are there any recently sold properties that you can compare it to for the value? 

I would speak with the planning department at city hall about what kind of residential properties it's zoned for and what setbacks are etc etc. They would be the ones to know about the "regulations" you asked about. You might be able to find some of this stuff available on their website too.
