I would get written proof of the contractor being unresponsive and making excuses and then tell him you're hiring someone else to finish the job unless he gets his --- in gear and completes it in a timely fashion.

Twitter can also be used in similar fashion, allowing you to again have direct contact with current and potential renters.

Go big, and think of how you can invest in real estate in a highly scalable fashion.

My main advice would be to do your due diligence in verifying that your partner(s) and/or the sponsor is trustworthy & transparent, and that you feel confident in their contingencies, and also that they have a track record in getting their investors their money in a timely, professional fashion. 

Just save yourself some cash and buy an investment property the old fashioned way. 

I operate in the same fashion as @John Warren - send the lender an email and within a day or so all is done.

Mitigating risk is going to be of the highest priorities in this time, and old fashion negotiation may facilitate some of the best outcomes.

I've flyspecked the chain of title to find any flaw or defect to find something to allege why the lender doesn't have a good lien  In addition, I've also alleged the lender has abandoned its interest by failing to bring a foreclosure in a timely fashion.
