We will all smile at the warm-fuzzies of sustainable, life improving, rah-rah save the speckled toad whatever, look, we are all humans and like better things but it's like they instruct on any flight, FIRST put the oxygen on yourself then help others out.

My marketing consists of having a VA cold call, cold text, and I do warm email follow-up to the leads we've talked to.Admittedly, I'm a data-driven person and like to be "in the drivers seat".

I have owned 3 brokerages over the years and starting out with your warm market is usually best.. get some income coming in experience etc. and then decide if moving is going to work for U.. 

People somehow feel the need to call and tell you that they aren't selling and/or you are the devil for mailing them a letter.As with all marketing the idea is to screen adequately to make sure that you are spending the bulk of your time with quality warm leads.
