Str tiny home village on a regenerative farm with event center and co-op farm shop
Looking for suggestions on finding investors to approach with an investor proposal?
The plan is to buy land in MN within 90 miles of the Twin Cities to start a large organic, self sustainable, regenerative, no till farm. One of our main goals is to showcase how we should be approaching our food and land stewardship as well as education programs for children and adults.
The plan also includes a "tiny home village" for str and free housing for volunteers and woofers, an event center, and on site co-op farm shop with the intention of selling our own goods but also local farmers goods as well.
I have a detailed rough draft investor proposal and business plan. There are currently 4 of us essentially full time with varying degrees of education, certification, and experience. We have identified and continue to identify free and paid independent consultants. We have a number of volunteers identified and we will be utilizing woofers as well.

@Russell Lauck while I and my investors appreciate a certain amount of "window dressing" in a proposal, as it shows insight, effort and forethought, what the ultimate decision comes down to is just 2 factors:
(A) "SHOW-ME-THE-MONEY!": Ok, a bit cliché but very pertinent and accurate. To invest, it must be an investment. It has to have a clear path to returns, and the returns must be at a level that justifies what risks exist within the investment.
(B) PROVE YOU CAN: We need to have faith and belief that the operational group is capable to make it happen. This can come in many forms, and in my opinion it's a compilation of factors, from grit, passion, experience, certifications, insight, endurance. There needs to be a thought left that "yeah, I think they can pull this off".
After that it's just details and "fluff". We will all smile at the warm-fuzzies of sustainable, life improving, rah-rah save the speckled toad whatever, look, we are all humans and like better things but it's like they instruct on any flight, FIRST put the oxygen on yourself then help others out. It's gotta make $, that's our oxygen, without it we can't help anyone, so profitable is #1, full-stop.
So make sure your message is appropriately packaged, that it's not 90% happy-clappy and 10% business, no, it's all business but business via doing a happy-clappy thing, right.
