This was in probate in 2010 and rented thereafter and is now for sale.The seller actually had a 4-point inspection done in 2011 that shows: HVAC and Compressor (2007), roof (1998), hot water heater (1990), and electrical wiring ROMAX throughout the house.I'm googling ROMAX as I'm not sure what that is.

@Will Bert Dont forget to take into consideration water for both buildings and the PLP electric meter into your costs.Also the rental numbers seem a bit low with a 3 bed commanding only $1300 a month.Idk the value of the vacant commercial unit so i cant help you there but where did you come up with the $4500 amount when the other commercial unit you have is getting 3k?

But a 2/2 bed/bath is likely going to attract single servicemembers moreso than families.When you factor in that electric isn’t included, your likely renter pool for being able to afford the place may be limited to a mid-level/senior NCO or an officer with a few years in service.

They also called PG&E and disconnected Gas and electric (tenant is responsible for these utilities as pr the lease) effective 10/31 which made the service transfer to my name now, Any suggestions on how to handle this break of lease, not paying the rent and disconnection of utilities?

Other items to look at include: hot water heater, plumbing, electrical, roof, siding, and the sub floor (look for soft spots).Hope that helps!

The house is 100 years and original electrical..and found some foundation issues...all windows except one are sealed shut...for your safety she told me today...I was like really now...the house it made of that lighternot..not sure of spelling there.. but has joked that if it were to ever catch on fire to run...I by no means want to cause trouble , just feels so unfair ,knowing I've got craniotomy (brain surgery in a few weeks) so why make me move if house was took down off market at all...idk..just very aggravating ordeal...I know all that is not her problem but never dreamed she would do this...she's been one pushing me to go thru with it and now it's at point where I have to..can't put it off...but thank you for the advice.
