Struggling to find tenant

I just bought my first rental property about two months ago. I put the property up for rent just over a month ago. I’ve had many inquiries and only one application that did not meet my qualification standards. Going on second month paying the mortgage. I have posted across multiple social media platforms and military rental websites. I am open to suggestions on how to make my advertisement more appealing. All feedback welcome. Thank you.

@Mellissa Ruiz, why are you charging an application fee when they can apply through zillow and provide a credit and background check through zillow?

My recommendation is to remove the $55 application fee because you don't have any costs associated with a zillow application. The tenant pays zillow directly for the credit and background check.
