Is pre-1976 mobile home a deal breaker?
I'm selling a rental property and am looking to buy a fixer in Fresno County in California, where I would live for a couple of years and then either sell or turn it into a rental. Any general advice about what to look for in a fixer that makes it a deal-breaker? I just found 2 acres with a pre-1976 mobile home in an area with nearby custom homes. I think the mobile means a lender won't provide a tradition purchase mortgage, right? I'd be looking at cash purchase and then a construction loan with eventual removal of the mobile. Any thoughts? Is the old mobile and its removal a deal breaker?
