Buy a duplex that you can buy, renovate and keep, work with an apartment syndicate or investor, partner with a larger group.

We also will have around 7 more SFR's within the next 8-10 years that will not require any out of pocket funds from us aside from legal fees to transfer ownership.I would like to begin focusing on flipping after summer of 2018 to build some larger cash reserves for purchasing more LTR's.

Was doing grunt work for an investor who ran a larger REIA from 2008-2012, and then left dfw for college. came back, decided to invest/wholesale full time, I only lasted 2 weeks in that market...IT IS SATURATEDI worked a NOD list and homeowners would say "you're the 5th person to knock on my door... today".There's deals in any market, it's just a matter of how many others you're competing with to find those deals.

I do see many older and renovated apartments in this neighborhood that are built in < 6000 sq ft.

Some renovation completed, 2 units with new paint and flooring, 1 a/c unit and 1 unit in bad shape.

It also states cash only and major renovations needed, so would be a good candidate for  you in this area, hard to find.  

I want to be hands on in the process but my brother (whom I trust) will likely be the main on renovating.

At a later date, if you decide to rent the property out, your depreciation will be larger as a result of the increase to your basis.

His experience and expertise on how to negotiate with the insurance adjuster has been fantastic.It has not been a total loss but the cost of the renovation is more than what we originally paid for the home which is nice!
