Need help with Denver Zoning Codes for new construction

Hi All,

I am in the process of buying a lot near downtown Denver. It is 4350 sq ft corner lot. I want to tear it down and put a new construction in its place. The lot is classified as G-MU-3, UO-3.

I want to make the best of the lot and was looking at the Denver zoning https://www.denvergov.org/content/dam/denvergov/Po.... The zoning seems to suggest that I can only put a duplex in the this lot since it is less than 6000 sq ft. I cannot build row houses or apartment. I do see many older and renovated apartments in this neighborhood that are built in < 6000 sq ft. Perhaps the ideal layout to maximize the lot would be something like this image:

My question is:  can I build 2 duplex's, one on each side facing the street ? The zoning suggests that there is no limit to the number of duplex's you can build on the lot.

Thanks Bill,

I appreciate your quick response. The property does not have any alley. It is on the corner of 2 primary streets. As per code, Street access is allowed if there is no alley access to the lot.  In fact the existing home that i want to tear down from 1942 has 2 car space access from the street one side and 1 car space access from the other side. The code says that the total garage width should not exceed 16 feet. I am hoping that it can be 16 feet on either side.  The things that I am not sure of are:

  1. Can I build multiple duplexes orthogonal to  each other? One duplex for each side for a total of 4 units?
  2. The site has 2 side interiors so can the setbacks be on 5 feet on either side?
  3. County code says that you have to leave 20 feet on the back if there is no alley. But there is no back in this side only 2 sides.
