Tulsa rental market cooling?

I have a duplex that I recently renovated around 1st and Pittsburg in Tulsa. I've been trying to rent it for a while now and seems like a fair amount of interest but haven't got a lease signed yet. I'm going to do more research today to see if my price is right, but I've been asking potential renters if they feel it's fair and they almost all say it's priced right. I know a lot of other factors with my property alone could be affecting it but.... doesn't anyone else feel the rental market in Tulsa is cooling in general?

Hi Lindal. I do agree that it seems to be cooling a bit. I have two investors with properties that haven't been leased yet, I am watching the market closely and think there are some first time home buyers out there who are jumping in on some of the properties that investors are considering. Sounds like you are close to the University of Tulsa, is your typical renter a TU student? How long have you owned the property?
