Looking at buying my first 4 plex
I have a chance at buying a 4 plex in Mt. Washington, KY in a neighborhood with other apartments. PP of $225,000 25+ years old, all being 2bd/1.5ba, with rent at $2,400/mo. Owner pays water/garbage. Some renovation completed, 2 units with new paint and flooring, 1 a/c unit and 1 unit in bad shape. How can I find the current value of the 4 plex as there are no recent sales without going into Louisville. Is this a good deal? I would do a bank loan with 10% down and 5.5% interest.
