I have 3 bed/2 bath the other house is 3 bed/1.5 bath. 

I did what I thought was a pretty close take-off for a small 3 bed 2 bath with no garage and I got about 40$ per sq ft for just material.

Obviously, this isn't going to work if you have 1 bed / 1 bath units, but if you have a 2 bedroom unit.

, if there is a boiler annual inspection on that, coin laundry maintenance, landscaping for flower beds, common area cleaning weekly or bi weekly usually, yard clean up at same interval, turnover costs. 

It would only be 3 roommates per unit if I build three 600 sqft 3-bed units.

The claim is that a 2 bed cabin with garage nets the owner $12,000-$16,000 per year in returns.

Is a 3 bed 1.5 bath house really that bad?

This could mean adding a bedroom or just buying a place that has more beds right off the bat.
