Market rent in Dutchtown St. Louis for a 1br unit?

The closing date for my under-contract duplex is quickly approaching, and I just found out the 2nd bedroom for each unit does not meet the minimum size requirements for a legal bedroom in Saint Louis City, MO.

Is $750/month considered above-market rent for a large 1 bed, 1 bath, +office/den with closet at 46xx S 37th St, 63116 with:

off-street parking

newly renovated kitchen and bathroom

back deck

hardwood floors

It sounds high to me. Not saying you couldn't get it, but it seems high for the area and there are lots of 2 families with two actual bedrooms close by.
