BUT NOW due to mining recession house prices are plummeting and so are jobs - it's not looking better in the close future.My girlfriend and I have joined the "Rich Dad" based mentorship program for the UK and connected with a local investors group who already invest into UK (with the same program).The plan is to start with lower budget "buy to let" and find the odd good deal to flip a property for cashflow to reinvest.

I'm new in the house flipping business/real estate in general and am trying to build my business from scratch.

I've always been interested in buy and hold, but I think this deal makes more sense as a fix (very minor fixes, all cosmetic) and flip.

I'm most interested in fix & flip and wholesaling strategies so, I want to get better at analyzing deals.

.)- Self sufficient flipping business (team of employees)- Retail Real Estate brokerage for retail deals and property management (most likely acquire pre-existing prop management business)- Expand student housing portfolio- Build out-of-state portfolio for passive income- Possible: Create hard money lending company using OPMWhew!  

We aren't looking for any buy and hold or rent options right now, we are more wanting to get into fix and flips as well as assignments (wholesaling).

There are a ton of fix and flips in DC as well well as surrounding areas.

Our strategies are a mix of buy and holds and fix and flips.  

Spring may generally be the best time, but remember nobody can forsee the future.Or build a 2fam yourself and flip it to an owner-occupant come spring :)

My wife is an architect and we have private investment capital available, but we don't have that much experience in the CA market so we'd like to meet people involved in new construction (passive house), add value projects, as well as re-entitlement and fix and flips.
