I highly recommend that you attend local REI networking groups and meetups to connect with fellow real estate investors and check out the forums, you can find discussions specific to your goals there and gain valuable insights.

Hey Hughston, The biggest recommendation I have for out of state investors is for them to build their CORE 4 in whatever city they are investing in.

If you're doing a BRRRR (which I don't recommend doing from far away if not experienced), having honest contractors walk properties for you.

@Jon Klaus I would highly recommend it for her.

As long as you're able to partner with a local manager you can trust, such as @Gabe Chase and @KiKi Wood, I would highly recommend investing here!

If you're not totally satisfied with your realtor out there though, I can recommend the guy I partnered with.

The only thing I would recommend is that you consider where you would personally have the highest quality of life along with a good real estate market.
