Over in Hawk's Ridge in Ball Ground they have some really fancy exclusive subdivisions with their own pad for landing helicopters and stuff.Definitely some more upscale areas in GA than where I live. 

They will be able to afford a sfr but many will choose multi because they don't have the discipline to save a down payment or they just want a crash pad with no maintenance.

After crunching my numbers with my banker, I have decided to step back and look at possibly doing a small mobile home park with new trailers and pads.

From there you can follow anyone with just one click of the mouse. 

We do not have a specific loan-to-value limitation, but we need to be confident that there is sufficient profit in a deal, not only because we want our borrowers to succeed but also because a borrower's profit is padding on the deal that protects us in the worst-case scenario of us needing to take over the property.  

I spend way less on self-coverage on other three properties compared to money we spent for what I would consider Micky Mouse garbage coverage on one "covered" propertyIf anybody wants a good idea of what AHS is like in real time, just go to their facebook page and look at the "visitor comments"

It took about 10 times more effort from me than a normal showing which is usually 3 clicks of a mouse.

Does anyone use contracts here or do you get them from Staples in a pad?
