Good Home Warranty Company to Recommend to my Clients

Hi All,

Do any of you out there have a good home warranty plan  I can recommend to my clients - one that offers good customer service and a short response time; uses reliable vendors and offers decent coverage for appliances, HVAC and water leaks. I hope this isn't a pie in the sky request! The one most of my investor clients have bought into is American Shield and I'm not too impressed with their service so far. I'd like to give those I manage for another option.
