Hard money lending

Hi all,

We have we have been working with barnett capital who said they cover 85 percent of project cost and then once you submit everything they tell you if you are not making 35k or more on a flip they won't fund the 85 percent. has anyone had good and easy experiences working with a hard money lender? We are buying and selling in New Jersey. Also are there any companies that give you some money up front to start the construction process?
