Hello,I am an out of state investor looking to get into some STR in the Nashville, TN area.  

This property is located in Nashville, TN. 

We live about 15 miles outside of Nashville.. and y’all all know about our market here.

My question is - I live in the Nashville area (moved here 3 months ago for work) and I'm loving the area so I want to get a 2-4 unit property and house hack/live in one of the units.

That's the first I've ever heard of Boise, that's worthy of investigation.I have little factual backing of the cities you mentioned, but I do hear Indy, Charlotte, Raleigh-Durham, and Nashville are solid.

Hey Bigger Pockets Nashville, I am going to be moving to Nashville around the end of next month.

I just submitted paperwork to the zoning examiner to get a non-owner occupied STR permit for my home in Nashville, TN. 

If you could do something like that in a market like Columbus, Dallas, Nashville, it would make you money as a rental or a 1031 into something bigger!

My long term goals are to have some properties here in Murfreesboro and use the equity and extra cash flow to buy some STRs around Nashville and other tourists areas around TN.

I live in Nashville, and I am looking at properties/units in Gatlinburg, TN to start since this is a proven profitable vacation rental market.
